Guild spar wouldn't make them anymore "guild houses" because you need TWO guilds in order to guild spar. There is an option for allowing members/allies to enter.
They can be used as guild houses or houses, i guarantee you

Um...you could guild spar with allies? Also really, you can make them into guilds houses if you want, but they're more built for bigger houses in my opinion.
